When Pakistani investors talk about property, they usually mean plots. Buy a file, wait, sell. But serious investors increasingly look at income producing property too: shops, offices and apartments that pay rent every month. Each path has different rewards and very different headaches.
Residential: houses, apartments and plots
- Plots: no rental income and holding costs are low, but returns depend entirely on price growth and you’re exposed to development delays.
- Houses: rental yields are often modest compared with the property’s value, but demand is steady in good areas and they’re easy to sell.
- Apartments: growing in Lahore, Karachi and Islamabad. Lower entry price, but maintenance charges, building quality and the developer’s track record matter a great deal.
Commercial: shops, offices and plazas
- Higher rental yields are often possible, especially for well located shops.
- Longer leases with businesses can mean steadier income.
- Higher risk: a vacant shop earns nothing, and finding the right business tenant can take months.
- Location is everything: footfall, parking and visibility decide a shop’s value.
The questions to ask
- Do you need income now, or growth later? Retirees and families relying on rent lean commercial; younger investors often accept lower income for growth.
- How liquid do you need to be? Good houses in established areas usually sell fastest. Large commercial units can take much longer.
- How much effort can you put in? Commercial tenants, maintenance and service charges need active management.
- What’s the legal status? Check the building’s approvals, commercialisation fees and completion certificate. Unapproved floors in plazas are a common problem.
Don’t forget taxes and costs
Withholding taxes on purchase and sale, capital gains tax, property tax and tax on rental income all affect your real return. They also change with federal and provincial budgets, so check the current rules with a tax adviser before you calculate yields.
Alternatives to consider
Real estate investment trusts listed on the Pakistan Stock Exchange let you own a slice of property with smaller amounts and more liquidity, though they carry their own market risks.
The bottom line
Residential property is simpler and easier to sell. Commercial property can pay more but demands more work and more patience. Many seasoned investors hold a bit of both.
