For many wealthy families, a farmhouse is the ultimate status property: a few kanals or acres of lawn, fruit trees, a pool and room for big gatherings, all a short drive from the city. Around Lahore, farmhouse areas have grown along Bedian Road, Barki Road and the Raiwind side. Around Islamabad, Park Road, Chak Shahzad and areas near the Simly Dam road are well known.
Farmhouses aren’t just big houses, though. They sit in a different legal and practical world.
1. Zoning and permitted construction
Authorities often limit how much of a farmhouse plot can be built on and what can be built. In Islamabad, CDA has specific rules for agro farms and farmhouses. Around Lahore, it depends on whether the land falls under the LDA, a cantonment, or a private scheme. Find out what you can legally build before you pay, not after.
2. Land records
Many farmhouses sit on land held through the revenue system, so you’ll deal with fard, intiqal and registry documents, sometimes for land that was once owned jointly by several family members. Have a lawyer trace the title chain and confirm the land isn’t subject to acquisition or dispute.
3. Gated farmhouse schemes vs standalone land
Gated schemes offer shared security, maintained roads and a clearer layout. Standalone land offers privacy and usually more space for the money, but you’re responsible for everything, from boundary walls to the access road.
4. Water and power
- Check the depth and quality of groundwater. Get a test done.
- Ask about the electricity connection and load shedding history.
- Big lawns and pools need a lot of water and power, so solar and a well designed water system are often essential.
5. Access and flooding
Drive the route at night and after heavy rain. Some farmhouse areas flood, and narrow access roads can turn a 30 minute drive into an hour.
6. Security and staff
Farmhouses are often empty during the week. Budget for full time guards or caretakers, proper boundary walls, lighting and cameras you can monitor remotely.
7. The real running cost
Gardeners, guards, maintenance, pool upkeep, generators and electricity add up. A farmhouse can cost more to run each year than a large city house.
The bottom line
A farmhouse is a lifestyle purchase first and an investment second. Buy one when you understand exactly what you’re allowed to build, where the water comes from, and who’ll look after it when you’re not there.
