Building a house from scratch is the dream for many families in Lahore. It’s also one of the most stressful projects you’ll ever take on. Delays, budget overruns and quality problems are common, but most of them come from decisions made in the first few months. Here’s how the process works and where people go wrong.
Step 1: The design and the architect
A good architect is worth their fee several times over. They’ll design around your plot’s orientation, sunlight and ventilation, the society’s bylaws, and your family’s real habits. Ask to visit houses they’ve built, not just look at renderings. A well designed house is cheaper to cool and easier to live in.
Step 2: Building plan approval
Every society and authority has its own rules on covered area, setbacks, height and basements. In DHA you deal with DHA’s building control department; elsewhere it may be the LDA or the society. Get the plan approved before construction starts. Changes during construction without approval can create problems at completion and at resale.
Step 3: Structural engineering and soil
A structural engineer should design the foundations and frame, ideally after a soil test. Lahore isn’t the most seismically active city in Pakistan, but proper design matters, especially for basements and larger spans.
Step 4: Choosing the contractor
- Labour only: you buy materials, the contractor provides labour. More control, more of your time.
- Labour and material (turnkey): one price for the job. Easier, but you need a detailed specification so quality isn’t quietly cut.
Either way, get a written contract with a payment schedule tied to completed stages, not dates.
Step 5: Grey structure
This is the frame, walls, roof, plumbing and electrical conduits. It’s the part you can’t easily fix later, so supervise it closely. Check steel, concrete curing, damp proofing and waterproofing of the roof and basement.
Step 6: Finishing
Flooring, woodwork, kitchens, bathrooms, lighting and paint. This is where budgets explode. Lock in your choices early, and remember that imported fittings and stone can double the finishing cost.
Plan these early, not late
- Solar: roof space, structure and wiring for panels.
- Networking: Ethernet points and space for a mesh Wi Fi system.
- Security: conduits for cameras and an alarm.
- Insulation: roof insulation and good windows save money every summer.
- Water: tank sizing and filtration.
Costly mistakes
- Starting before the plan is approved.
- Paying a contractor far ahead of work done.
- Changing the design halfway through.
- No contingency. Keep 10 to 15 percent of the budget in reserve.
General information only. Always follow your society’s bylaws and use licensed professionals.
