Lahore’s Most Prestigious Neighbourhoods: A Buyer’s Guide for Premium Homes

DHA, Gulberg, Model Town, Cantt and the newer gated schemes each suit a different kind of buyer. What to weigh before you commit serious money in Lahore.

Ask ten Lahoris where the best address in the city is and you’ll get at least four answers. That’s because “best” depends on what you value: old trees and quiet streets, a short drive to the office, resale liquidity, or a brand new house with a basement and a home cinema. Here’s how the city’s premium areas compare, and the questions worth asking before you sign anything.

DHA Lahore

The Defence Housing Authority is the default choice for many high end buyers, and for good reason. It has planned roads, its own security and maintenance, a large market of buyers and sellers, and a long track record. The older phases are fully built and leafy, while the newer phases offer bigger plots and fresh construction.

Worth knowing: prices vary hugely by phase, block and even which side of a road a plot sits on. Possession status matters too. In the newer phases, check whether the block is developed, whether utilities are connected, and how far you are from schools and commercial areas.

Gulberg

Gulberg is central Lahore. It puts you close to MM Alam Road, major offices, hospitals and restaurants. Large old bungalows on generous plots are its signature, and many are being rebuilt or converted. For people who hate long commutes, it’s hard to beat.

Worth knowing: traffic and commercial activity have grown a lot. Check how a specific street is zoned and whether neighbouring houses are turning into offices or showrooms.

Model Town

One of Lahore’s oldest planned communities, Model Town has a distinctive circular layout, big plots and a strong community feel. It appeals to families who want space and mature greenery rather than the newest finishes.

Worth knowing: many houses are old, so budget for a rebuild or a serious renovation, and check the title history carefully on properties that have passed through inheritance.

Lahore Cantonment

Cantt offers wide roads, greenery and a calm, orderly feel. Ownership and transfer rules can be different from civilian schemes, so involve a lawyer who knows cantonment land records.

Newer gated communities

Bahria Town Lahore, Lake City and similar large schemes on the city’s southern and western edges sell a complete package: parks, schools, mosques, commercial areas and security inside one gate. They can be good value per square foot. The trade off is distance from the old city centre and dependence on a single developer’s maintenance and management.

A checklist for premium buyers

  • Liquidity: how quickly could you sell this house in a slow market? Established areas usually win.
  • Plot size and frontage: one and two kanal plots are the norm in premium areas, but corner and park facing plots carry real premiums.
  • Construction quality: for a ready house, hire an independent engineer to inspect the structure, damp proofing, wiring and plumbing.
  • Schools and commute: drive the school run at 7:30 in the morning before deciding.
  • Approvals: confirm the building plan was approved and the completion certificate exists.
  • Taxes: property withholding taxes and stamp duty are significant at this price level. Get a written estimate first.

Our take

For long term value and easy resale, established parts of DHA and Gulberg remain the safe choices. For space and character, Model Town and Cantt are worth a look. Newer gated schemes make sense if you want a brand new house and are comfortable living further out. Whatever you choose, the paperwork matters as much as the marble.
